HIPOTECARIOS<\/b><\/span><\/h1>\n<p>&nbsp;<\/p>\n<p>[\/vc_column_text][vc_single_image image=\u00bb27140&#8243; img_size=\u00bbfull\u00bb alignment=\u00bbcenter\u00bb][vc_column_text]<\/p>\n<p><span style=\"color: #000000;\">Seg\u00fan la Ley de Seguridad Social en su art\u00edculo innumerado luego del Art. 62 menciona lo siguiente:<\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p><span style=\"color: #000000;\"><span style=\"color: #7e9fbb;\"><strong>PR\u00c9STAMOS HIPOTECARIOS<\/strong>.-<\/span> El IESS podr\u00e1 conceder pr\u00e9stamos hipotecarios en condiciones financieras favorables y hasta por el monto que determine el Consejo Directivo a:<\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p><span style=\"color: #000000;\">&#8211;\u00a0 \u00a0 \u00a0 \u00a0 Afiliados<\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p><span style=\"color: #000000;\">&#8211;\u00a0 \u00a0 \u00a0 \u00a0 Pensionistas de vejez o jubilados,<\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p><span style=\"color: #000000;\">Estos pr\u00e9stamos se conceder\u00e1n a una tasa que no podr\u00e1 ser menor a la tasa actuarial, que comprende la tasa de inflaci\u00f3n m\u00e1s los puntos porcentuales determinados por los estudios actuariales m\u00e1s el porcentaje de rendimiento m\u00ednimo que determine el IESS.<\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p><span style=\"color: #000000;\"><span style=\"color: #7e9fbb;\"><strong>Plazos de concesi\u00f3n<\/strong><\/span><\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p><span style=\"color: #000000;\">&#8211;\u00a0 \u00a0 \u00a0 \u00a0 De hasta 25 a\u00f1os, para el caso de adquisici\u00f3n o construcci\u00f3n de vivienda;<\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p><span style=\"color: #000000;\">&#8211;\u00a0 \u00a0 \u00a0 \u00a0 De hasta 15 a\u00f1os en el caso de remodelaci\u00f3n, ampliaci\u00f3n o mejoramiento de las mismas.<\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p><span style=\"color: #000000;\"><span style=\"color: #7e9fbb;\"><strong>Pr\u00e9stamos a jubilados<\/strong><\/span><\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p><span style=\"color: #000000;\">&#8211;\u00a0 \u00a0 \u00a0 \u00a0 El plazo guardar\u00e1 relaci\u00f3n directa con el c\u00e1lculo de los a\u00f1os de probabilidad de vida establecida para cada jubilado.<\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p><span style=\"color: #000000;\">&#8211;\u00a0 \u00a0 \u00a0 \u00a0 Para el caso de remodelaci\u00f3n, ampliaci\u00f3n o mejoramiento, podr\u00e1 aceptarse segunda hipoteca y otras garant\u00edas que permitan la recuperaci\u00f3n del cr\u00e9dito de conformidad con el reglamento respectivo.<\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p><span style=\"color: #000000;\">Para la concesi\u00f3n de los cr\u00e9ditos hipotecarios los afiliados deber\u00e1n acreditar los requisitos m\u00ednimos que se\u00f1alen los reglamentos respectivos.<\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p><span style=\"color: #000000;\">El IESS podr\u00e1 atender las solicitudes de concesi\u00f3n de pr\u00e9stamos hipotecarios de aquellos afiliados y jubilados que mantengan operaciones crediticias bajo garant\u00eda hipotecaria en cualquiera de las entidades financieras del pa\u00eds, en ese caso el IESS podr\u00e1 asumir estas obligaciones, donde considerar\u00e1:<\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p><span style=\"color: #000000;\">&#8211;\u00a0 \u00a0 \u00a0 \u00a0 Aval\u00fao actualizado del inmueble,<\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p><span style=\"color: #000000;\">&#8211;\u00a0 \u00a0 \u00a0 \u00a0 Saldo por pagar<\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p><span style=\"color: #000000;\">&#8211;\u00a0 \u00a0 \u00a0 \u00a0 Antecedente de esta obligaci\u00f3n se refiera \u00fanicamente a la adquisici\u00f3n, construcci\u00f3n, remodelaci\u00f3n, ampliaci\u00f3n o mejoramiento de vivienda.<\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p><span style=\"color: #000000;\">Los afiliados y jubilados podr\u00e1n acceder a <span style=\"color: #7e9fbb;\"><strong>un s\u00f3lo cr\u00e9dito hipotecario<\/strong>.<\/span><\/span><\/p>\n<p><span style=\"color: #7e9fbb;\"><\/span><\/p>\n<p><span style=\"color: #7e9fbb;\"><strong>No podr\u00e1n participar<\/strong><\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p><span style=\"color: #000000;\">&#8211;\u00a0 \u00a0 \u00a0 \u00a0 Afiliados que se encuentren en mora de sus obligaciones con el IESS<\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p><span style=\"color: #000000;\">&#8211;\u00a0 \u00a0 \u00a0 \u00a0 Los que tengan calificaci\u00f3n D o E en los bur\u00f3s de cr\u00e9dito debidamente autorizados por la Superintendencia de Bancos y Seguros.<\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p><span style=\"color: #000000;\"><span style=\"color: #7e9fbb;\"><strong>En caso de incumplimiento<\/strong><\/span><\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p><span style=\"color: #000000;\">Si se incumple el pago de tres cuotas mensuales o m\u00e1s, se declarar\u00e1 vencida la totalidad del cr\u00e9dito y se proceder\u00e1 a su cobro inmediato mediante la ejecuci\u00f3n de las garant\u00edas hipotecarias y la venta del inmueble en p\u00fablica subasta.<\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p><span style=\"color: #000000;\"><span style=\"color: #7e9fbb;\"><strong>Art. &#8230;-<\/strong> <\/span>Los pr\u00e9stamos hipotecarios que conceda el IESS a sus afiliados est\u00e1n exentos de impuestos.\u00a0<\/span><\/p>\n<p><span style=\"color: #000000;\"><\/span><\/p>\n<p>&nbsp;<\/p>\n<p>[\/vc_column_text][\/vc_column][\/vc_row][vc_row][vc_column][vc_column_text]<\/p>\n<p style=\"text-align: center;\"><strong>Mant\u00e9nte en constante
